In this presentation, we will discuss how a survey and a title insurance commitment work together, namely how the survey impacts the ability of the title company to provide certain coverages to its insured under a title policy. There is an interplay between the survey, the title commitment/policy and the endorsements that the title company is able to issue with its title insurance policies. We will discuss the removal of the survey exception, access, contiguity, same-as-survey, ALTA 9, utility access, ALTA 28 coverages and land under development endorsements where title insurance coverage is tied to site plans. This presentation will focus on the importance of the relationship between surveyors and title underwriters and how they can best assist each other in providing quality products to their customers.
Presenter Bio: Erin M. Fagnilli
Erin M. Fagnilli is Vice President and Manager of the National Commercial Services operation in the Pittsburgh, Pennsylvania office of Chicago Title Insurance Company, which is a part of Fidelity National Title Group along with Commonwealth Land Title Insurance Company and Fidelity National Title Insurance Company.
Erin began her career in the title insurance industry in 1994 with Commonwealth Land Title Insurance Company in Pittsburgh. After obtaining her law degree, Erin worked at two law firms in Pittsburgh as a Real Estate Associates before returning to the title insurance industry in 2003 when she joined Chicago Title Insurance Company. Since then, she has held numerous positions for both the Direct Commercial Operations and Agency Operations in Pittsburgh.
Erin graduated Summa Cum Laude from Duquesne University in 1993 with a Bachelor of Science in Business Administration, 3/3 Program. She also received her Juris Doctor in 1995 from Duquesne University School of Law.
Erin has served as a lecturer for the Pennsylvania Land Title Institute and Pennsylvania Bar Institute programs. She is a member of the Allegheny County Bar Association and the Pennsylvania Land Title Association. She resides with her family in Kennedy Township, Pennsylvania.
